      GETTING YOUR HOUSE READY.... for Prospective Buyers

When you are preparing to sell your home, your first consideration should be how the prospective buyers would look at your house. How can we convince them they should pay top dollar? How much fixing up is enough? How much fixing up is too much?

Point One to consider. Cost may be small - things like mowing and edging the grass, trimming the plants and pulling the weeds. It would also include clearing out the closets, drawers, basement, attic and garage, as well as maybe cleaning the carpeting, washing the windows and the walls, and cleaning the bathroom and kitchen and all appliances.

Point Two to consider. Cost may be moderate - things like doing the items above in point one plus painting some walls, replacing any cracked windows, exchanging the burner trays on the stove and doing some minor repairs that you know you should do.

Point Three to consider. Cost may be extensive or prohibitive - things like new carpet, new cabinets, new wallpaper, a new furnace or a new heat pump, a new water heater, plus complete landscaping and sprinklers. However, if some of these things require replacing or repairing before selling, you should consider repairing or replacing them. You may have to stay, because no one may be able to afford your property.

From point 1 to point 2, your return is usually greater than what you might invest. From point 2 to point 3 your return should be about equal, and at point 3 the return is much less. Many sellers attempt to fix up a property, sometimes spending a lot of money on the property. In today's market my marketing advice is: Never invest beyond point 2 if absolutely possible. Because many house buyers are looking for a bargain and want to negotiate, or they are "looking for a "fixer upper."

Spruce Up the Outside of Your Home...... If the house isn't selling because of its poor or lack of "Curb Appeal" (how it looks as a prospective buyer drives up), concentrate your efforts on the front yard. However, pay special attention to the following items that most people notice:

1. Yard Condition. Start with the lawn. When you're done mowing, edge the lawn and wash down the sidewalks and the driveway. Pull the weeds and trim the shrubs. If the front looks really lifeless, buy a few instant flowers (bedding plants); they will usually return several times their cost.


2. Paint and Trim. Wash down the exterior. Scrape peeling and chipped areas and touch up with matching paint. One or two gallons should be enough for a nice detail job. If the entire house needs to be repainted, the law of diminishing returns comes into play, however, consider this: How attracted would you be as a buyer, to a house that was in dire need of totally painting?


3. The Roof. View the roof area as though you are the buyer. It's surprising how many buyers notice the condition of the roof. If there is a leak, you should have it fixed before listing your house with a real estate company.
