      "Your experience of home searching and purchasing it should be delightful". The real estate agent should be personable, get all the information you ask, and make you feel happy with your final decision. We, at Goodman Realty, will do our very best for you! There are several options open to you, the buyer, regarding representation. Your real estate agent should present you with a "Missouri Broker Disclosure Form" which explains the different types of agency offered - discuss with your agent which best serves you. If you want representation, you must enter into a written agreement.

Stay focused on your priorities.

Do you want a home on acreage and offering privacy? Do not choose to view homes in subdivisions unless the subdivision has one acre lots or more).

Do you prefer a home on walk down lakefront? Do not let the agent show you bluff lake front property or property where your view is obstructed by tangled brush and mature trees - and which you may not be able to clear due to Corps of Engineers regulations.

Do you require a single level home? Do not let your agent show split level or multiple story homes, or homes with several entrance stairs to maneuver.

Do you want a quiet neighborhood and or a "neighbor friendly" area? You should consider visiting the 'final focus property' at morning, noon, and evening, weekdays, and weekends. Also, be sure to talk with an adjoining property owner or two about your new community. You will become aware of undesirable nuisances, if there are any. (Barking dogs, noisy weekend gatherings, a neighbors' bug zapper near your bedroom windows... you get the idea).

Don't let your agent put you on a "Merry Go Round." (House after house, day after day), until you're so confused about what you've seen and what you want you end up totally bewildered (or the worst) - signing a contract to buy something you're not happy with later. Just because you've signed the contract and put down earnest money, know that you have as many days as you specify in the residential sales contract to be able to terminate the contract and receive your earnest money back.

Make sure you get a copy of every bit of information pertinent to the property. Especially the restrictions, surveys or subdivision plats, if available. Also consider well water reports, the floor plans, and MLS data and location of the septic system.

When you have found your "find" and enter into a sales contract, your broker or agent should go over each paragraph of the contract with you and should suggest to you, "if you do not understand it, consult your attorney." The agent must give you a copy of every piece of the transaction paperwork you sign.

One final bit of information: Statistics show that over 85 % of the home buyers today request some third party inspections. A Home Inspection, septic inspection, or termite inspection (by an inspection company of your choice), may be a good idea for the house you plan to purchase, whether it is new or older. Inspections are the buyer's expense.
